Transformation

Almost all cities are experiencing vacancies, especially of office and retail space. Less office space and retail space is needed and there is obsolete real estate. This affects investors, developers, housing associations and healthcare institutions.

This vacancy requires innovative solutions. The government encourages property owners to find another function for vacant property. Through transformation, office buildings are being turned into residential complexes. Nursing homes and care institutions are also increasingly being converted into student flats or senior housing, for example.

Transformation involves many legal aspects. For example, the Crisis and Recovery Act must be properly applied and instruments such as the Transformation PPP, the Vacancy Withdrawal Fund and the Demolition Fund must be taken into account. The requirements of the building code must be met. Under the Empty Premises Act, real estate can be leased temporarily.
